Magnolia Homes is part of the Housing Authority of the City of Yuma’s (HACY) commitment to expanding safe, stable, and affordable housing opportunities for eligible individuals and families.

HACY currently manages six homes that provide safe, stable, and affordable housing opportunities for eligible households. Depending on the unit and applicable program requirements, households may qualify under HOME Program income limits or for a market rate unit. Families with Housing Choice Vouchers may also be eligible, provided they meet all applicable Magnolia Homes Program Requirements and Resident Selection Criteria

The properties are owned by the Arizona Housing Development Corporation and are managed by the Housing Authority of the City of Yuma (HACY).

The initial lease term is 12 months.

Magnolia Homes has a no pet policy.

Program Eligibility

To qualify for Magnolia Homes, applicants must meet all applicable program requirements, including:

For an income restricted unit, the household must meet the applicable Home Program income limits.
For a market rate unit, the household must demonstrate the ability to afford the applicable market rate.
The household must meet all other Magnolia Homes Program Requirements.
The household must meet the established Resident Selection Criteria.
Applicants must provide satisfactory landlord references covering the previous three (3) years.
Applicants must successfully complete a national background check.

Meeting the eligibility requirements does not guarantee housing. All housing opportunities are subject to unit availability.

Income Eligibility

For income-restricted units, the household’s total household income, including applicable income from assets, must be within the established HOME Program income limits.

Management will determine income eligibility by completing the following:

Conducting an interview with you and all adult household members to identify all sources of income and assets.
Applicants will be required to provide the necessary information and documentation to assist with the verification process.
Calculating the household’s total household income based on the verified income and asset information.

Households that meet the applicable HOME Program income limits will be considered income eligible, subject to meeting all other Magnolia Homes Program Requirements and Resident Selection Criteria.

Market-Rate Units: Applicants seeking a market rate unit are not subject to HOME Program income limits but must demonstrate the ability to afford the applicable market rent and meet all other eligibility and Resident Selection Criteria.
