Magnolia Gardens is part of Housing Authority of the City of Yuma (HACY) commitment to expanding supportive and affordable housing opportunities in Yuma. Our goal is to provide safe, high-quality, and affordable housing for local families.

HACY currently manages 16 newly constructed apartments units at Magnolia Gardens. These apartments provide housing opportunities for eligible families. Households may qualify based on applicable HOME Program income limits. Families with Housing Choice Vouchers may also be eligible, provided they meet all applicable program requirements and Resident Selection Criteria.

The properties are owned by the Arizona Housing Development Corporation and are managed by the Housing Authority of the City of Yuma (HACY).

Determining Your Eligibility

To be considered eligible for Magnolia Gardens Apartments, applicants must meet the applicable program and property requirements, which may include:

Meet HOME Program 60% income limits.
Demonstrate the ability to afford the unit at the applicable market rent.
Meet all applicable Program requirements.
Meet the property’s Resident Selection Criteria.
Provide satisfactory landlord reference covering the previous three (3) years.
Successfully complete a national background check.

If management determines that your household meets all applicable Program Requirements and Resident Selection Criteria, your household will be considered eligible for housing. Eligibility is subject to unit availability and does not guarantee immediate housing.

Income Eligibility

Management will determine income eligibility by completing the following:

Conducting an interview with you and all adult household members to identify all sources of income and assets.
Applicants will be required to provide the necessary information and documentation to assist with the verification process.
Calculating the household’s total household income based on the verified income and asset information.

To qualify, the household must meet the applicable HOME Program income limits requirements, as applicable to the unit or program.

The household must also demonstrate the ability to afford the applicable rent and meet all other Program Requirements and Resident Selection Criteria.
